Buying a new home is likely to be one of the most important decisions of your life. At Lindum Homes we understand the need to tick all the right boxes. Our Sales Advisers are great listeners and they will be happy to assist you in making the right decision for you.

Pre-Reservation

Our Sales Adviser will provide you with a:

  • Site Layout Plan detailing plot position, and overall appearance of the development
  • House Type brochure detailing room layouts
  • Price List showing Sale Cost and estimated completion date of the home
  • Management and Service Charge information where applicable

If the property is already built and there is safe access, our Sales Adviser will be happy to show you around after a brief introduction to Health & Safety on Site and the provision of the appropriate protective clothing.

As a Lincolnshire builder with all our Sales Advisers living in the region we would like to think that we can help you with any enquiries regarding the local area, i.e. schools, transport links, Council Tax bands, shopping and leisure facilities etc. If we can’t answer your query, we will know someone who can and we will aim to get back to you with an answer as soon as possible.

Reserving your Lindum home

At the point of reservation, our Sales Adviser will provide you with all the information you require to make an informed choice about your home. These will include the following:

  • Lindum Homes Reservation Form – showing clear information regarding purchase price, dependent or conditional sale details and the date by which the agreement will end if contracts are not exchanged
  • Floor plans with approximate room sizes
  • A specification outlining the fixtures and fittings which will be included
  • Details of all choices available to you i.e. kitchen choice, tiling etc
  • Information relating to any additional annual Management or Service Charges which may be applicable 
  • NHBC Buildmark and Consumer Code For Home Builders information

Personal choices

Once you have reserved your Lindum Home you will be invited to make the choices for your new home within 14 days after reservation.

Our Housetype Specification Form will detail clearly those items which are included in the sale. We appreciate that you may want to personalise your home to suit the way you live. We will consider any requests and subject to the build stage will be happy to quote you for any additional works which you may require i.e. extended patio area, extra electrical points, additional kitchen units etc.

Legal progess

During the first few weeks of the Reservation, your appointed Solicitor will have undertaken the necessary conveyance works to be in a position to exchange contracts with us, usually within six weeks from the date of reservation. At this time we will update you with regard to the build progress and be in a position to offer you an anticipated date of legal completion.

Pre-completion viewing

The week prior to your agreed completion date you will be invited to undertake a viewing of your newly completed home. This is an opportunity for you to raise any queries that you may have and will include a demonstration of the various features of your home.

Completion

We know that this will be a busy day for you, so our Sales Advisers will ensure that everything is ready for your arrival. A Lindum Homes Handover Pack will have been prepared including all the important details about your home, including all warranties,operating and maintenance information for your new home and importantly a Quick Reference Information Sheet listing location of Consumer Units, stopcocks and contact numbers of who you should contact should you incur any difficulties. Our Site Manager will also confirm your meter readings with you.

Settling in

Your Lindum Home comes complete with a 10 year NHBC warranty cover. This covers you against major defects during that time. For the first two years Lindum Homes will carry out repairs to any defects which do not conform to NHBC standards. Full information in respect to what is covered by the policy is shown in the NHBC warranty policy document. 

We hope that you will be happy in your new home, however should a problem arise we have a Customer Care Department who will endeavour to resolve your problem within an agreed timescale as per our Customer Care Policy a copy of which is included in your Handover Pack.
